Is it worth buying a villa in Dubai?

Lots of people buy property abroad near the coast to rent out to tourists and make some passive income off it. Been thinking about doing the same with a villa in Dubai but not totally sold on whether it'll actually pay off. Anyone who's gone down that road, was it worth it? And is now even a decent time to be buying there?

Thing is, people renting villas aren't exactly scraping by, so there's good money to be made there. Got a buddy who's been into this for a while, put money into a couple of places early on and now he's pretty much just collecting rent.

It also comes down to which area you're looking at. Some are miles from the water, others are right on the beach. Then there's stuff like whether there's a pool on the property, how easy it is to get around from there, all that.
